I recently had a client ask me: “How do we get in to see that house?” It reminded me that Real Estate can be so confusing, so how do you get in to see that house?
You drive by a house with a sign in the yard that catches your eye, or you find it on the internet. Does the inside look as good as the outside? You can do a couple of things at this point:
If you are NOT currently working with an agent and don’t know one to contact
Call the number on the sign and ask for a showing, but keep in mind the agent will probably ask you to meet them at their office or some other public location for their personal safety. You should appreciate that walking into a house with a stranger can be uncomfortable and that it is important for the agent to follow safety measures.
Keep in mind the agent on the sign works for the SELLER, so you should not give away too much information such as, “We love this house and would pay full price for it!” The agent has to go back to the seller and tell them that, which hurts you in negotiations.
If you ARE working with an agent or you know an agent you would like to work with
Call the agent you know and DO NOT call the agent off of the sign. First of all, you want someone who is on your side as the buyer, not the seller’s agent. Second, the agent off the sign would show you the house, but it is common courtesy to not take up their time when your buyers agent should be doing this. You really want your agent to go anyway so you can discuss the pros and cons of the house.
So how does the agent get in?
We check the house out on the MLS (multiple listing service) where there is an appointment phone number. We schedule an appointment for a time that is agreeable to the buyers, the sellers, and the agents (sometimes that takes some juggling!). All of the showings are recorded so there is a record of who is going in and out of the sellers home and the seller’s agent can follow up for feedback about the house.
